Why Plumbing in South Auckland Is a Bit Different

South Auckland has its own character and its own plumbing quirks. A lot of what we deal with out here comes down to the housing stock and how it is used.

Heaps of ex-state houses. Manurewa, Otara, Mangere, Papatoetoe and Otahuhu are full of 1950s and 1960s ex-state weatherboard homes. Most still run original low-pressure copper hot water cylinders, galvanised steel supply pipes, and earthenware drainage. These were built to last 40 years and a lot of them are now pushing 70. Things fail suddenly out here.

On the natural gas network. Most of South Auckland is reticulated with Vector natural gas, so gas califonts, hobs and storage heaters are everywhere. If you are upgrading a cooktop or califont, always check whether the appliance is set up for natural gas or LPG.

Heavy rental market. South Auckland has a huge proportion of rental properties, and landlords and property managers are a big part of our customer base. Healthy Homes compliance, smoke alarms, gas safety, and hot water temperature all have to be kept on top of — we do a lot of compliance visits across Manurewa, Papatoetoe and Otahuhu every week.

Rapidly expanding new builds. Takanini, Papakura, Drury and Karaka are covered in new subdivisions. Developer plumbing always has small snags that show up once the house is lived in, and we pick up a lot of post-handover work in these suburbs. Pukekohe stretches semi-rural — some properties sit on tank water or septic, which brings its own set of problems.

Hot Water Options in South Auckland

Because most of South Auckland is on the natural gas network, and because so much of the housing stock runs old low-pressure cylinders, hot water is one of the most common jobs we do out here. The three options we install most often:

Mains-pressure electric cylinders. The default replacement when an old low-pressure cylinder fails. A Rheem Stellar 180L mains-pressure cylinder runs a typical family of four or five and is a straightforward swap in most ex-state houses. Pair with good insulation and a timer to keep running costs down.

Natural gas continuous flow (Rinnai Infinity or Rheem). Popular in Papatoetoe, Otahuhu, Takanini and Papakura — anywhere on the Vector natural gas network. A Rinnai Infinity A26 on natural gas runs endless hot water, frees up the old cylinder cupboard, and is usually cheaper to run than electric. Any continuous flow install needs a certified gasfitter and a gas compliance certificate.

Hot water heat pumps. The efficiency option. A heat pump cylinder uses roughly a third of the electricity of a standard resistance cylinder, which makes a real difference on a rental property where the tenant pays the power bill. A Typical South Auckland Job

Here is a real one from earlier this year. A property manager called us about a Manurewa rental where the tenant had no hot water. We turned up the same day and found the original 1970s 135L low-pressure copper cylinder had split at the base — water running across the laundry floor and down the hallway. The header tank in the roof was still full so the leak was not slowing down.

We isolated the tank, drained the cylinder, removed the old unit, and installed a new Rheem Stellar 180L mains-pressure cylinder in its place. That included decommissioning the roof header tank, running new mains-pressure hot and cold to the house, and fitting a new tempering valve to bring the outlet temperature to 55 degrees for Healthy Homes compliance. Total time on site was about six hours. That job is pretty much every second call we get in the older South Auckland suburbs — and once it is done, the tenants notice the difference immediately.

Yes. Peter is a certified gasfitter and issues Gas Safety Certificates and Certificates of Compliance for all natural gas and LPG work across South Auckland — including califont installs, bayonet points, hobs and full system upgrades. Certificates are lodged electronically and emailed directly to the landlord or property manager.
