Why Plumbing in East Auckland Is a Bit Different

East Auckland looks flash from the outside, but under the floorboards it has its own quirks that shape the work we do out here.

On the natural gas network. Unlike West Auckland, most of East Auckland is reticulated with Vector natural gas. That means gas califonts, cooktops and even gas central heating are common in Howick, Pakuranga, Botany and Flat Bush. If you are upgrading an appliance, always check the gas type on the data plate — natural gas and LPG are not interchangeable without a conversion kit.

Clay-heavy sections. Large parts of Howick, Pakuranga and Cockle Bay sit on heavy clay soil. That clay shifts with wet and dry seasons, cracks old earthenware drains, and slowly pulls toby valves and boundary connections apart. We see root-blocked laterals in these suburbs nearly every week.

Coastal salt corrosion. Properties in Half Moon Bay, Bucklands Beach, Beachlands, Maraetai and Shelly Park cop a lot of salt spray. External brass fittings, cylinder bands, califont cabinets and mixer chrome all corrode faster out here. A hot water cylinder mounted outside under a carport in Bucklands Beach will not last as long as the same unit inland.

Densifying fast. Pakuranga, Botany and Flat Bush are covered in new townhouse developments. A lot of our work in these suburbs is new-build snagging — small details the developer plumber rushed, like badly vented traps, wrong TMVs, or expansion valves plumbed back-to-front.

Hot Water Options in East Auckland

Because East Auckland is largely on the natural gas network, hot water choices out here look different to West Auckland. The three options we install most often:

Natural gas continuous flow (Rinnai Infinity or Rheem). The go-to in Howick, Pakuranga, Botany and Flat Bush. A Rinnai Infinity A26 on natural gas runs endless hot water for a family of four or five, takes up no cylinder space, and running costs are lower than electric. Any continuous flow install needs a certified gasfitter and a gas compliance certificate.

Mains-pressure electric cylinders. Still the simplest swap for a failed low-pressure cylinder. A Rheem Stellar 180L mains-pressure cylinder covers a typical family comfortably. In coastal suburbs we spec stainless bands and mounting hardware to fight the salt air.

Hot water heat pumps. The efficiency option. A heat pump cylinder uses roughly a third of the electricity of a standard resistance cylinder, which makes sense if you are not on gas or you want to drop your power bill. A Typical East Auckland Job

Here is a real one from earlier this year. A homeowner in Pakuranga called us because their 14-year-old internal gas califont had packed up overnight — no hot water, error code flashing on the controller. We got there mid-morning, pulled the front cover, and found the heat exchanger was fully blocked with scale and the flame sensor was sooted up past rescue. The unit was old enough that parts were not worth the labour.

We swapped it out same day for a Rinnai Infinity A26 on natural gas, ran a new flue through the existing penetration, pressure-tested the gas line, issued the gas compliance certificate, and had the family back into hot showers by dinner. Total time on site was about four hours. That job is pretty much a weekly occurrence across Howick, Pakuranga and Highland Park — catch a failing califont early and the replacement is painless.

We use a CCTV drain camera to find the break, then clear the roots with a high-pressure water jetter or mechanical cutter. My hot water cylinder in Bucklands Beach is rusting outside. Is that normal?

Yes — it is the salt air. Coastal suburbs like Bucklands Beach, Half Moon Bay, Beachlands and Maraetai eat through external cylinder bands, fittings and mounting hardware much faster than inland properties. If you can see rust weeping down the side of the tank or the bands are flaking, it is time to replace. We spec stainless mounting hardware on coastal installs to extend the life of the new cylinder.

My 1970s Howick home has old plumbing. Should I get it checked?

Yes. Older brick-and-tile homes in Howick, Pakuranga and Highland Park often have original galvanised supply pipes, aging drainage, and gas califonts well past their use-by date. A plumbing assessment can identify failing supply pipes, cracked drains, or tired hot water systems before they become a 2am emergency.
