If you have ever owned a home out west, you already know it is not like the leafy Eastern Bays or a brand-new Pokeno estate. West Auckland has its own quirks that shape the plumbing work we do out here.
No natural gas in many areas. A lot of West Auckland is off the reticulated natural gas network. Homes in Titirangi, Henderson Valley, the Waitakere foothills and most of the newer Kumeu and Huapai builds rely on LPG — either 45kg bottles for continuous flow hot water and cooktops, or bulk tanks for bigger setups. If you are moving into a property out west, always check whether the gas line is natural or LPG before buying a new hob or califont.
Old housing stock. Titirangi, Glen Eden, New Lynn and Avondale are packed with 60 to 90 year old weatherboard villas and bungalows. Many still have their original galvanised steel water mains, copper that has seen better days, and earthenware drainage runs. These systems do not fail gradually — they fail all at once, usually on a Sunday night.
Clay and bush terrain. The Waitakere foothills sit on heavy clay that shifts with seasonal moisture. That movement cracks old drains, breaks toby valves, and pulls joints apart. Tree roots from native bush sections push into any weak spot in a drain line. We deal with these issues nearly every week in Titirangi and Glen Eden.
West coast weather. Rain from the west hits harder and lasts longer than it does in town. That means more stormwater work, overflowing gutters spilling into drains, and saturated sections turning into mini swamps around old spoon drains.

Because so much of West Auckland is off the natural gas network, hot water choices look a bit different out here. The three options we install most often:
Electric cylinders (mains pressure). The default replacement for failed low-pressure cylinders. Reliable, cheap to install, no gas required. Pair with a good insulation wrap to keep running costs down. A Rheem Stellar or equivalent 180L mains-pressure cylinder will run a typical family of four comfortably.
LPG continuous flow (Rinnai Infinity or Bosch). Popular in Titirangi, Henderson Valley and bush-edge properties. Endless hot water, no cylinder taking up space, and they work off 45kg LPG bottles. Running cost depends on LPG price — usually cheaper per litre of hot water than electric, more expensive than natural gas. Any continuous flow install in West Auckland needs a certified gasfitter and a compliance certificate.
Hot water heat pumps. The efficiency king if your setup allows it. A heat pump cylinder uses roughly a third of the electricity of a standard resistance cylinder, but they need clearance for airflow, a warm-ish install location, and a bit more upfront cost. Here is a real one from earlier this year. A homeowner in Titirangi called us because their shower had turned into a dribble overnight and they could not figure out why. We turned up, tested the pressure at the boundary — fine there, dropping hard at the manifold. Pulled up a manhole in the driveway and found the galvanised main had finally rusted through after 55 years in the ground. The pipe run was only about 8 metres from toby to house, through a bush garden.
We ran a new 25mm PE pipe from the boundary to the manifold, pressure-tested the lot, and had them back on full pressure by mid-afternoon. Total time on site was about five hours. That job is pretty much every second call we get in the older West Auckland suburbs — and catching it early is a lot cheaper than dealing with a burst inside the ceiling cavity.

We use a CCTV drain camera to locate the break, then clear the roots with a high-pressure water jetter or mechanical cutter. If the pipe itself is badly cracked we can quote repair or relining options.
