New Build Plumbing and Gas

New builds need the plumbing and gas done right from day one. There's no retrofitting a badly laid drain under a concrete slab, and there's no fixing a poorly planned pipe route once the walls are lined. We get it right the first time.

Water & Gas Worx handles full plumbing and gasfitting on new builds across Auckland — from standalone homes and townhouse developments to multi-unit apartment blocks. We work with builders, developers, and owner-builders at every stage of the build.

Working With Builders and Developers

We know how new builds run. The plumber isn't the only trade on site, and timing matters. We coordinate with your builder, project manager, or site foreman to make sure we're there when we're needed — not too early, not too late.

We've worked on everything from single standalone homes to multi-unit townhouse developments. We understand the consent process, the inspection schedule, and the sign-off requirements. We handle our scope and we handle the paperwork.

What's Involved at Each Stage

Pre-Slab / Underground

Before the slab is poured, we install all underground drainage — sewer, stormwater, and any sub-floor pipework. This includes toilet waste pipes, shower wastes, bath wastes, and floor drains. We also install the water main connection from the toby to the building. Everything gets inspected by council before concrete goes down.

Rough-In

Once framing is up, we install all the pipework inside the walls and floors. This includes hot and cold water supply to every bathroom, kitchen, and laundry point, gas lines to hobs, califonts, gas fires, and any other gas appliances, plus vent pipes through the roof. We also install tempering valves and pressure-limiting valves as required by code.

The rough-in gets inspected before the walls are lined. We pressure test all water and gas lines and provide test certificates for the building inspector.

Fit-Off

After lining, painting, and tiling are done, we come back for fit-off. This is where we connect all the fixtures — toilets, basins, showers, baths, kitchen sinks, laundry tubs, dishwashers, washing machine taps, and any gas appliances. We also commission the hot water system, set tempering valve temperatures, and do final testing.

Townhouses

Auckland's building boom means townhouses everywhere — and they come with their own plumbing challenges. Shared walls, stacked bathrooms, shared drainage, body corp requirements, and tight site access. We've done plenty of townhouse plumbing and we know how to work efficiently in multi-unit environments.

We handle individual units and full multi-unit projects. If you're a developer doing 4, 8, or 20 units, we can scale to match your build programme.

Standalone Homes

Whether it's a simple 3-bedroom or a high-end architectural build, the plumbing fundamentals are the same — but the complexity varies. Larger homes often have multiple bathrooms, ensuites, separate toilets, outdoor showers, and more complex hot water systems. We plan the pipe layout to ensure good pressure and flow to every fixture, even when multiple outlets are running at once.

Apartments

Apartment builds have additional complexity — risers, shared services, fire collars on pipe penetrations, and coordination with hydraulic engineers. We work from the hydraulic design and install to spec, handling both the individual unit plumbing and the common area pipework.

Code Compliance and Sign-Off

All plumbing and gasfitting on new builds is restricted building work under the Building Act. That means it must be done by a licensed practitioner and a Record of Work must be provided. We handle all of this:

Frequently Asked Questions

When does the plumber need to be on site for a new build?

There are three main stages: pre-slab (underground drainage and water main before concrete is poured), rough-in (pipework in walls and floors after framing, before lining), and fit-off (connecting fixtures after painting and tiling). Each stage needs to be inspected before the build moves on.

Do you handle both plumbing and gas on new builds?

Yes. We're certified plumbers and gasfitters, so we handle water supply, drainage, and all gas pipework in one package. No need to book a separate gasfitter.

Can you work on multi-unit townhouse developments?

Yes — we do individual units and full multi-unit projects. We understand the coordination involved with shared drainage, party walls, and tight build programmes.

What documentation do you provide on a new build?

Records of Work for all restricted plumbing, gas certificates for all gas work, pressure test certificates, and we coordinate with the building inspector for all required inspections.

Do you work with owner-builders?

Absolutely. If you're managing your own build, we'll guide you through the plumbing stages, tell you when to book us in, and explain what needs to happen before and after our work.
