A building inspection before buying a house is standard practice. But many Auckland buyers overlook the plumbing — and it is one of the most expensive things to get wrong. Here is why a dedicated plumbing inspection is worth every cent.
A general building inspector will note obvious plumbing issues — a dripping tap, visible corrosion, water stains on ceilings. But they will not run a camera through the drains, pressure test the pipes, or assess the age and condition of the hot water cylinder in detail. For that, you need a licensed plumber registered with the Plumbers, Gasfitters and Drainlayers Board.
A thorough plumbing inspection typically costs $250 to $450 depending on the size of the property and whether CCTV drain inspection is included. For a property in the millions, this is an insignificant cost to discover issues that could cost tens of thousands to fix.
Add a CCTV drain inspection for older properties — this costs $200 to $400 more but is highly recommended for homes with mature trees or clay drainage.

Compared to the cost of discovering major plumbing issues after purchase, it is a small investment.
The biggest concerns in older homes are galvanised steel pipes (which corrode internally and need full replacement at $5,000 to $15,000+), aging hot water cylinders past their lifespan, and cracked clay drain pipes with root intrusion. A dedicated plumbing inspection will identify all of these.
